Bev’s announces expansion

December 2025

The Detroit Free Press covers new plans for Bev’s, including an expansion of its Detroit home and a new location in Ann Arbor, both designed by CHYDUK.

Stay tuned for more updates as design and construction progresses, with Detroit’s expansion expected to open in spring 2026.

In an effort to repurpose a duplex after a fire and reduce permit processes, we designed a new duplex for the lot in four days! Drawing on the previous structure, the Turret House is a duplex that presents a contemporary take on a historical home.

Wallpaper*: “Detroit is booming – again. Here’s what’s behind the city’s new renaissance”

In the lead-up to Wallpaper’s announcement of Detroit as City of the Year for 2026, Adrian Madlener covered a new wave of revitalization that’s happening in Detroit. Highlighting CHYDUK along with other local designers and developers, the article also mentions the Grand River Block Club. Led by Chelsea and Margot Guicheteau, the neighborhood block club supports community, exchange, and resource sharing among neighbors in Core City, initiated in 2023 with neighborhood cleanups.

Gable North (designed by Chelsea) hosts a book launch for Soul of Detroit (written by Margot Guicheteau) with live music (by DJ and producer Roni Amitai). Aligned with an art gallery opening reception and wellness event in the neighborhood, the event highlights Core City’s creative energy.

 

bev’s opens!

May 2025

Opening its first commercial space since a pandemic pop-up out of chef Max Sussman’s home, Bev’s Bagels introduces a “bagel diner” in Core City. Reminiscent of classic Detroit diners with its own modern take designed by CHYDUK, the space pairs checkerboard stools with a curved counter and adjustable rails that maximize its small footprint for efficient operations. Summer 2025

The Grand River Block Club is prepping our site in Core City for a new pocket art park, transforming a vacant lot acquired through the Detroit Land Bank Authority’s Neighborhood Lot Program.

Capturing existing conditions with Roddy Hyduk and digging into site history for an ongoing project we’re calling Bagley Vision. With its groundbreaking, we’ll be transforming the two-story Corktown warehouse into a 14-unit, "loft-style" residential building with ground-floor commercial space.

As part of Mayor Duggan’s efforts to connect with local block clubs in their neighborhoods, Gable North was selected as the site for his spring “fireside chat” with the Grand River Block Club. We discussed concerns around neighborhood upkeep and safety, as well as making the homebuilding process smoother for those interested in planting their roots in Detroit.
